Unfair Commercial Property Valuations In Canton
Why are the Board of Assessors valuing non-profits unfairly comparted to commercial and industrial business?5. I've outlined some of the unfair valuations and listed them below.
Here is the Judge Rotenberg center being assessed far above the purchase price. The property sold for $8,300,000, yet the board assessed this property at $10,964,000. This great organization is now entering into a PILOT program due to the Board of Assessors over assessment.

The Select Board will now consider the PILOT (Payment In Lieu Of Taxes) for $100,000 on 2/17/2026, but we need to question if this is too much since they are being over assessed.

This property at 2-4 Washington ST, that sold for $8,700,000 but is only being assessed for $6,614,000. This property also added an additional structure for the new Chipotle.

This property is sold for $50,000,000 and is being assessed at $20,005,200

This property sold for $37,900,000 and is being assessed at $24,816,600

This property sold for $14,750,000 and is being assessed at $12,633,600

This is a non-profit PILOT that sold for $146,000,000 and it's currently valued at $98,097,300.

Why is the Judge Rotenberg center being treated unfairly after being part of our community for 30+ years compared to other PILOT programs? Bottom line is we need to provide fair valuations to our non profits in this town, but that is not happening. Hold your elected officials accountable.
